Case Vocation and Economic and Financial Feasibility for Urbanization – Ribeirão Preto + See All


Work conducted:

IVISTA was hired by a local player of the real estate segment and by an urban development company to conduct a study for a tract with more than 500 thousand sqm in the city of Ribeirão Preto/state of São Paulo‚ located next to Anhanguera highway. The objective of this study was to guide those two customers on the completion of the purchase option of that tract and the maximum exchange value.


As the area was extensive‚ it was necessary to understand the potential of demand for various uses such as industrial/logistics‚ residential and commercial/services. IVISTA studied widely each of those possible uses: demand factors‚ such as economic and population development‚ and vocations depending on the surroundings and urban growth vectors.


From that demand analysis‚ it was possible to define: volume of sales area for each use maximizing the chances of absorption by the market‚ phases of development to improve the cash flow‚ and masterplan of the entire project. At the end‚ the economic indicators were found‚ and they were used as support for the investment decision of the two customers.
